Project Management
Your side of the table.
Residential renovation and new construction in Austin, Texas.
In past generations, architects had a critical role in overseeing the complete building process. Today, contractors, architects, and designers work independently. The result is predictable: change orders, budget creep, schedule slip, and an owner in the middle trying to arbitrate decisions without the information to do it.
Karliss Project Management restores that missing role, on your side.
I represent you. Not the architect, not the builder, not a design-build firm with its own margin to protect. Every consultant and contractor on your project contracts directly with you, so there is no markup between you and the people doing the work, and nothing sitting between me and your outcome.
I don't design and I don't build. I manage the people who do.
That work runs on a playbook built over close to two decades of delivering projects: hotels against a GMP, corporate campuses as owner’s representative, and residential work of my own. Your project gets the same process a 428-key hotel gets, scaled to fit.
I take on a small number of projects at a time, with select work in California as well.
